Cleaning company chatbot that answers your website and captures booking enquiries around the clock

Someone looking for a cleaner is usually comparing three at once and messaging whoever answers. This answers them from your own pages, asks the two things that decide the price (how big and how often), and texts you the enquiry before they've finished looking at the next company.

Why it matters

The Sunday-night enquiry

A family moving out on the 28th needs an end-of-tenancy clean. They message four companies on Sunday evening, because that is when they finally sat down.

Three reply on Monday morning. By then the job is booked with the one that answered at nine on Sunday night, took the property size and the date, and said someone would confirm the price in the morning.

Nothing about that first reply needed a person. It needed the property size, the kind of clean and a number to call back on.

An end-of-tenancy enquiry on a Sunday night

What the customer sees, and what your assistant is doing at each step.
  1. How much for an end-of-tenancy clean on a 3-bed house?

    The first question, every time

  2. An end-of-tenancy clean is priced on the size and the condition, so I'd rather someone give you a proper figure than guess at one. It's a 3-bed: is that a house or a flat, and when do you need it done by?

No invented price, and it asks what actually decides one

  3. House. We're out on the 28th. Will it definitely get our deposit back?
  4. I can't promise anything about the deposit, since that's between you and your landlord or agent. What I can do is get you a quote for the clean itself. What's your name and the best number to reach you?

No deposit promise, no inspection promise

  5. Tom Neale, 555-0128. Are your products safe? We've got a baby.
  6. The cleaner will talk you through exactly what's used and can go over alternatives with you. I've got your details, so someone will be in touch with the quote.

Never calls a product safe or non-toxic, even where the website does

What customers ask

What customers ask before they book

  • How much is a clean for a three-bedroom house?
  • Do you do fortnightly cleans?
  • Do you do end-of-tenancy cleans?
  • Do you bring your own products?
  • Are your products safe for children and pets?
  • Are your cleaners insured and background checked?
  • Do you cover my area?
  • Can I have the same cleaner each time?

It answers these from your own website, and hands over any it can't.

What it does

What it does for you

  • Asks what actually sets the price

The size of the property, the kind of clean and how often. It quotes only what your website publishes, and otherwise says the price depends on the job and gets their details for a proper quote.

  • Stays out of product-safety claims

It never calls a product safe, non-toxic, natural or eco-friendly, even where your own website does, because those are claims that need evidence behind them. It says the cleaner will explain what's used.

  • Refuses access arrangements

No key under the mat, no alarm code, no confirmation of when the house is empty. If someone offers one anyway, it neither repeats it back nor puts it in the lead.

  • Passes specialist jobs to you

Mould, sewage, needles, drug residue, biohazards and hoarding are never agreed to. It says those need a specialist and takes the details so you can answer.

These are written into how the assistant behaves for cleaning companies. They keep its answers careful; your insurance, checks and terms stay your responsibility.

Your tools

Works alongside your scheduling software

It doesn't replace your cleaning scheduling or invoicing software, and it doesn't connect to them directly. It sends each lead by text and email, can post it to a webhook that a tool such as Zapier or Make passes on, and sends customers to the online booking page you already use.

Questions

Common questions

Will it give people a price?

Only a price your website publishes for exactly what they asked. Otherwise it says what's true: a clean is priced on size, condition and frequency, and someone will give them a proper figure. It never invents a range or a 'typically'.

Our website says our products are non-toxic. Why won't it repeat that?

Because claims like non-toxic, natural and eco-friendly need competent and reliable scientific evidence behind them under the FTC's Green Guides. Your website can carry that claim with whatever backs it; a sentence pulled out into a chat can't. It says the cleaner will explain what's used instead.

Someone offered it our customer's alarm code. What happened?

Nothing. It doesn't repeat a code or a key location back, and doesn't put either in the lead you receive. Access gets arranged directly between you and the customer, which is where that information belongs.

Can it take bookings, or just enquiries?

Both. It sends customers to your booking page, or offers real free times from your Google Calendar. Either way you get the lead by text and email the moment it's captured.

What about commercial and office enquiries?

Handled the same way, from whatever your website says about commercial work. It takes the size, the frequency and the contact, which is usually all you need to decide whether to quote.

Does it handle a mould or biohazard job?

No, and that's on purpose. It never agrees to mould, sewage, needles, drug residue or hoarding work, or advises on any of it. It says those need a specialist and takes the details so you can decide.

Will it promise the same cleaner every week?

Only if your website says so. It doesn't have your rota, and a promise about who turns up is the kind that gets broken on the first week somebody's off sick.
